It has been a long time since I have seen such a strong seller's market in CNY. As Realtors, we measure the marketplace by months supply of inventory, or the Absorption Rate. That is how many months
Top 10 Checklist For Sellers
Choosing to sell your home can be a big decision. And, you want to make sure that once you make that decision, you are making all the right moves to ensure you receive the most money possible.
Here is our Top 10 Checklist for you to earn top dollar on the sale of your home.
Tend to repairs
Easy and inexpensive repairs not only add to the value of your home, they also give the impression of a well-maintained home, which is an attractive prospect for buyers. So replace those cracked/missing outlet covers, put on a fresh coat of paint, and have the carpets cleaned.
If you know there are serious repairs such as replacing hardwood flooring, repairing a broken or crumbling fence, or installing gutters to stop or reduce water seepage in the basement, get a quote from a local professional. You can consider paying for part or all of the cost, or with simply sharing the quote you'll have taken some weight off the buyer's shoulders.
Buyers want to be able to imagine themselves in your home, so safely store the family portraits and clear the pile of shoes by the door.
You'd be surprised at how much of a difference a few lit candles can make on the buyers' experience. Candles smell lovely and warm up the scene, and potential buyers will feel more welcome in your home.
Curb Appeal Check
For better or worse, buyers do tend to judge a book by its cover. You want to make your home looks as enticing as possible. Make buyers want to see more!
A few easy ideas to bump up your curb appeal are painting your front door, planting colorful flowers, and replacing that tired-looking mailbox with a new one. Even something as simple as putting classy address numbers by your front door can make a positive impact on buyers.
Play with Senses
You'd be surprised at how much of a difference a few lit candles can make on the buyers' experience. Candles fill your home with a lovely scent and warm the atmosphere. Buyers will feel more welcome walking into a room with warm lighting and a pleasant smell.
Wipe down counters, windowsills, and other surfaces.
Pay attention to areas behind doors, in closets, drawers, and cupboards. If spaces are cluttered, buyers will worry that there is not ample space for their own things. A cluttered cupboard or closet can turn off buyers. You can rent a storage unit and store any excess there. The bonus here is that it's one less thing you'll have to worry about when you move.
Tend To Scuffs
Scuffs on the wall can be taken care of with a Mr. Clean Magic Eraser or a fresh coat of paint. However, those scuffed up floors and baseboards should be taken care of. Consider painting baseboards a white or cream color or add some flair to your home with accent-colored baseboards. Most people have colored walls so having a white or creme colored wall with baby blue baseboards will be a unique point of your home.
For scuffed up hardwood floors, a simple trick to revitalize them is to use Rejuvenate Professional Wood Floor Restorer.
Mind the Maid
Clean and put away dishes, make the beds, tuck away or clean and put away laundry. This may be a no-brainer but you would be surprised how many sellers leave dirty dishes around, dirty laundry on the floor, or leave their bedding a mess.
Buyers want to see their potential new home in excellent condition and they want to know it is being well-maintained. So make sure your home is show-worthy for potential buyers.
Mind the Time
If you are expected to step out while a real estate agent shows their buyer your home, make sure you head out at least 10 minutes before the scheduled showing time. Give them their space and avoid running into a situation where they arrive a few minutes early and you're scrambling to get out so that they can walk through your home.
Follow the tips above, and add a nice touch.
Around the colder months, you could bake some cookies. This will not only be a nice treat to offer potential buyers, this will also warm up the room and fill your home with that lovely fresh-baked cookies scent. You could really go to town and offer visitors hot chocolate as they enter from the chilly weather.
During the warmer season, refreshing lemonade is a delight after being outside in the summer months.
The key with showing potential buyers your home is to make them feel like they're walking through their new home.
Don't go it alone
According to the National Association of REALTORS®, for-sale-by-owner homes sold for an average of $185,000 in 2016 as opposed to $240,000 for agent-assisted home sales. For-sale-by-owner homes also accounted for only 8% of home sales overall.
An agent can tell you exactly what you need to do to not only attract buyers but get your home sold with more money in your pocket.
